Patrick J. Cody P.E.
Principal / Founding Partner
Patrick J. Cody, P.E. is a Principal and Founding Partner at CM Engineers. CM Engineers is a consulting firm focused on the pharmaceutical, industrial, higher education, healthcare and commercial markets. We provide consulting engineering services specializing in HVAC evaluation, planning and design. This core expertise is complimented by a deep understanding of all mechanical, electrical and plumbing systems.
Patrick J. Cody, P.E., has dedicated his career to the effective implementation of creative, reliable and efficient HVAC systems. Pat holds Professional Engineering Licenses in multiple states and is a LEED accredited design professional. Prior to the inception of CM Engineers, Pat had over 15 years of experience managing the engineering efforts for a nationally recognized design-build organization. In this capacity, Pat created and implemented countless solutions to complex facility problems. Pat’s experience has always focused on the engineering and design aspects of our industry; however, he has also had responsibility for construction supervision, estimating, sales, account management and staff management. This broad experience base provides Pat with wisdom and expertise on all aspects of the project delivery process.
Pat is an honors graduate of Rutgers, the State University of New Jersey, with a Bachelors of Science degree in Mechanical Engineering. He has received advanced training through ASHRAE, ISPE, NFPA, Green Building Council and the Design Build Institute of America.
Pat has spoken nationally and has been published on technical and commercial aspects of our industry.
Joseph T. Mistretta P.E.
Principal / Founding Partner
Joseph T. Mistretta has been designing mechanical building systems for over 20 years and has created and implemented solutions to complex facility problems. He comes to CM Engineers from a nationally recognized design-build organization, where he led an engineering and construction group. His background in engineering and construction provides him with the ability to develop design concepts that will meet the objectives of the client while remaining within the project’s budget costs.
Joseph studied advanced air conditioning and application with the Carrier Corporation and has extensive experience with R&D laboratories, clean rooms, pharmaceutical manufacturing suites, institutions, and boiler and process plants for design, construction, and commissioning. Likewise, he is experienced in laboratory safety renovations and is nationally published on this subject.
Joseph specializes in commissioning new building systems and has also published articles on this subject. He has also re-commissioned existing systems that have not functioned properly since their construction to rectify design and installation problems.
A graduate of the New Jersey Institute of Technology, Joseph is licensed to practice professional engineering in the states of New Jersey, New York, Pennsylvania, and Delaware. He earned his masters degree in business administration with a major in Finance from Rutgers University. He was certified by the National Environmental Balancing Bureau for testing, balancing, and commissioning and was a member on the Technical Advisory Committee for the local chapter.
James Dutco P.E.
Manager / Engineering Services
James Dutko, a team-oriented leader with a critical eye for detail, specializes in engineering of private and publicly funded projects including healthcare, pharmaceutical, and manufacturing facilities. His experience includes the design of mechanical, controls, electrical and plumbing systems for the following:

Conversion of a warehouse space to Class 10,000 and Class 100,000 clean rooms used for circuit board packaging.

Complete HVAC design for St, Mary’s Medical Pavilion; a new 300,000 ft2 outpatient cancer treatment facility located in western Colorado

HVAC and Controls Design for a new vivarium including washrooms and airlocks for achieving pressurization requirements

Design for the relocation of two reactors and support utilities for the purpose of manufacturing healthcare products

Installation of a 500 ton process chiller and associated pumps, heat exchangers, piping, and controls for manufacturing equipment creating LED wafers.
In addition, James’ extensive knowledge of engineering software—Trane Trace 700, Carrier HAP, and AutoCAD has helped him successfully fulfill hands-on leadership roles in managing HVAC projects, preparing specifications including detailed commissioning documents, and negotiating budgets and contracts.
Prior to joining CM Engineers, James was the Director of Engineering for Monsen Engineering Company. During his tenure, he applied his technical and managerial skills to intricate projects for high profile clients such as Veeco MOCVD, Par Pharmaceutical, and Nicepak.
James has a Bachelor of Science degree in mechanical engineering from Rutgers, College of Engineering. He is a registered professional engineer in various states, including the state of New Jersey, and is a LEED Accredited Professional.
